Booking your carp fishing holiday at Olivemead Lake
When you book with us at Olivemead Lake, you and any members attending with you accept our agreement and the Terms and Conditions detailed below. We can only deal with the name of the person who made the booking; this person must be an adult. When we say ‘you,” your,” they,’ ‘their,’ or ‘party/group members,’ we mean the name or everyone and any pets attending Olivemead Lake for the duration of your booking(s), depending on context. When we say ‘we,’ ‘our,’ ‘us,’ or ‘Olivemead Lake,’ we mean the proprietor/owner of the venue/premises, depending on context. The person making the booking is also responsible for ensuring that all members of their party/group understand and agree to abide by all Terms and Conditions stipulated by the proprietor of Olivemead Lake below.
You and any party members who fish and stay at Olivemead Lake do so at their OWN RISK. Olivemead Lake’s proprietor(s)/owner(s) do NOT accept ANY liability for any loss, damage to possessions, vehicles, or personal accident and/or injury to you or any party members, including children and pets.
Booking confirmation through our website: A booking is ONLY confirmed after receiving a 50% deposit or full payment. The person making the booking(s) will receive an automated confirmation e-mail to the e-mail provided when making the booking(s) through Olivemead Lake’s website, stating the number of nights booked and how much is left to pay for your booking, this is payable on the first arrival date of your booking at Olivemead Lake. All guests will be asked to ‘check’ the check box saying they have read and agreed to all the Terms and Conditions mentioned below upon booking, and Olivemead Lake will deem that you and your party have agreed to them. No refunds will be given if you change your mind due to these Terms and Conditions.
Booking confirmation for bookings made on the premises or via payment links: A booking is ONLY confirmed after a 50% deposit or full payment. Suppose no payment is received via payment link within 1 hour of the payment link being sent to your mobile number or e-mail provided. In that case, the payment link will then expire (Olivemead Lake will hold no booking(s) while Olivemead Lake waits for payment to be received from you via payment link). When a booking is made via payment link or on the premises, your booking(s) will be done by a member of Olivemead Lake’s staff via the admin panel on the Olivemead Lake website and due to this you will NOT recieve a booking confirmation e-mail, instead the member of Olivemead Lake’s staff that is dealing with your booking(s) will ask you for the following information on the premises or via any other communication method that Olivemead Lake has that you have contacted Olivemead Lake on and that information is as follows: Your mobile number, name, the name of the lodge(s) that you would like to book, the date you want your booking(s) to commence on and the total number of nights you would like to stay in a lodge(s) for, after providing this information, a payment link will be sent or, if paying on the premises, payment will be taken via cash or debit/credit card and it will be deemed that you and your party have read, understood and agreed to abide by Olivemead Lake’s Terms and Conditions. NO refunds will be given if you change your mind due to these Terms and Conditions.
Booking with Olivemead Lake: All bookings are made either on the premises, via payment link, or directly through the Olivemead Lake website by you as a guest or via the Olivemead Lake website account that you have created with us. Olivemead Lake does not use any agents or any other form of third-party bookable method to process a booking or multiple bookings with Olivemead Lake. Any bookings made with or through Olivemead Lake are not transferrable, and we do not allow any third-party sales of bookings made by you with Olivemead Lake. Olivemead Lake will not honor or refund a booking that you have deemed to have sold to a third party. Olivemead Lake will not honor or refund any bookings that we consider fraudulent bookings offered by any individuals, agents, or any other form of third-party bookable method that is not of Olivemead Lake’s own booking systems/processes, which are mentioned above in this section.
The agreement between you and Olivemead Lake
The agreement below stipulates what we expect from each other when you purchase and book a holiday with us at Olivemead Lake. Any member of Olivemead Lake’s staff reserves the right not to accept booking requests and does not have to give a reason for doing so.
General Conditions
Fishery Rules: Before you can complete a booking, you will be required to ‘check’ a box stating that you have read, understood, and agreed to abide by Olivemead Lake’s Terms and Conditions, when ‘checking’ this box, it will also be deemed that you have read, understood and agreed to abide by the Olivemead Lake rules at all times, it will also be deemed by you ‘checking’ this box that your party has also read, understood and agreed to abide by Olivemead Lakes rules at all times. A complete set of Olivemead Lake’s fishery rules is provided on the ‘drop-down’ section of the “Lake Info” tab on the Olivemead Lake website, under “The Mead Rules” section, these set of Olivemead Lake rules are the most up-to-date set of rules for Olivemead Lake and it is imperative that you and your party check, read and understand these rules regularly to see if any amendments or updates have been made, you and your party must agree to abide by and understand all of the rules mentioned on our website, under the ‘drop-down’ sections on our website mentioned in this ‘General conditions’ section at all times and any amendments or updates that Olivemead Lake may have made to Olivemead Lake’s rules after you have made your booking(s) with us must also be strictly abided by and understood by you and your party at all times. Repeated rule breaches or any rule breaches that are deemed “serious” by the Olivemead Lake manager or proprietor will result in you and your party being asked to stop fishing and to leave Olivemead Lake immediately with NO refund being issued or given to you or any members of your party for that booking and/or for any future bookings you may have with Olivemead Lake.
Safe Handling of Olivemead Lake’s fish and physical capability: You and your party must be physically capable of safely and correctly landing, unhooking, and returning all fish safely or have a member of your party with you at all times that can. You and your party will not be allowed to fish if Olivemead Lake’s manager or proprietor does consider you or a member of your party not being able to safely and correctly take care of Olivemead Lake’s fish, NO refund will be given if you and your party arrive and are not physically capable of handling and landing any of Olivemead Lake’s fish whatever their size or weight may be safely and correctly.
Carp Spawning
Olivemead Lake will endeavor to notify you as soon as the carp start spawning on the lake. We will NOT CLOSE Olivemead Lake due to the carp spawning as it is virtually impossible to predict/tell when the carp are getting ready to spawn by anybody as it is a ‘natural event’ that requires many different variables to be correct for a consistent period. If it is the case that the carp are spawning when you and your party arrive or start spawning while you and your party are already staying at Olivemead Lake, then you will need to fish away from the spawning carp. No refunds will be given if the carp are spawning, and you will still be required to pay any outstanding balances upon arrival if the carp are spawning.
Children: Children of all ages are welcomed at Olivemead Lake and are allowed to fish as long as they are ALWAYS accompanied by an adult over the age of 18 at all times, and your children have read, understood, and agreed to abide by Olivemead Lake’s rules, however, you are responsible for your children’s safety and well-being around Olivemead Lake’s grounds, the lake itself (the water), in any facilities we provide and lodges you are staying in. Children under the age of 18 are NOT to be left at Olivemead Lake, in any facilities we provide, or in any of our lodges unaccompanied by an adult over the age of 18. Olivemead Lake’s manager and proprietor accept NO responsibility or liability for any personal injuries that your children may occur.
Pets: A maximum of 2 dogs are allowed per lodge swim with you and your party and must not be left unattended in the lodges or their allocated garden areas without at least one capable member of your party who can watch and look after the dog(s) at all times, if you and all your party are leaving Olivemead Lake for any reason during the duration of your stay, your dog(s) must accompany you or be ‘put into a dog-friendly crate’ inside the lodge and not left in the garden areas un-accompanied. Other pets may be permitted, please contact us before booking if you would like to bring a pet that is NOT a dog. You must keep your dog(s) on a lead at all times outside of the lodge garden areas, which are picket-fenced. Your dog(s) must be well-behaved and be safe around other people, such as other guests and any staff members. You must be responsible for your dog(s) safety and well-being around Olivemead Lake’s grounds, the lake itself (the water), any of Olivemead Lake’s facilities, and the lodges themselves. The proprietor and manager of Olivemead Lake do not accept ANY liability for any injuries or harm your dog(s) may incur or cause to others while staying at Olivemead Lake, using any of Olivemead Lake’s facilities and lodges, and if your dog(s) escape and get ‘lost’ or go ‘missing.’ You must also be responsible for cleaning up any dog waste inside the lodges and in the garden areas, dispose of the dog waste with an appropriate ‘dog waste bag,’ and place it into the big blue bin provided on the main car park for all waste except glass. You and your party must keep all dog(s) away and off of any furniture provided in Olivemead Lake’s lodges and facilities. You must notify the manager or proprietor of Olivemead Lake immediately of any damage that your dog(s) have caused so that we can attempt to fix/replace the damage that has been caused. You will be liable to pay for any damages that your dog(s) cause to any of the lodges you are staying in or facilities that we offer for you to use. You and your party must ensure that you keep your dog(s) away from any fish that may get caught by you or any party members to prevent any potential injuries or harm coming to the fish. Suppose your dog(s) are deemed unsafe or dangerous for any reason, in that case, Olivemead Lake’s manager and proprietor reserve the right to ask you and your party to stop fishing and leave the Olivemead Lake premises immediately. You and your party will NOT receive a refund.
Smoking: All lodges and facilities that Olivemead Lake provides are strictly NO SMOKING inside, Ashtrays are NOT provided, and you and any members of your party that smoke must bring your own ashtray(s) to use when smoking, and any cigarette butts must be disposed of correctly and not littered anywhere around the premises, in the water itself, in the lodges or any other facilities that we provide.
Groups and lake exclusive bookings: No bookings for single-sex groups of more than two for each lodge will be accepted without the express prior agreement of the proprietor or manager of Olivemead Lake, and only such agreements may be made by the proprietor or manager of Olivemead Lake for an entire, exclusive lake booking of Olivemead lake. A MAXIMUM of 2 anglers and 2 non-angling guests are allowed in the lodges and their designated swim areas. Olivemead Lake’s proprietor and any staff do not accept any liability for any loss or damage to possessions, vehicles, or personal accident and/or injury. From October 2024 Olivemead Lake will NOT be taking any new party, exclusive lake bookings for the forseable future.
Visitors: Olivemead Lake is a private lake; therefore, it is strictly by appointment only, so if you would like to take a look around Olivemead Lake before your booked arrival date(s), you must first make sure that you have made an appointment with either Olivemead Lake’s proprietor or manager before travelling and arriving at our venue. Olivemead Lake’s proprietor and manager can refuse you entrance to the premises if you have not arranged an appointment with us first. No visitors to guests are allowed without the prior agreement of the proprietor or manager of Olivemead Lake. Reasonable requests will generally be permitted.
Guests with physical and/or mental limitations and guests with disabilities: Guests with physical and/or mental limitations and guests with disabilities are welcome at Olivemead Lake. You must ensure we are made aware of any conditions at the time of booking by getting in contact with us. Any guests or anglers with physical and/or mental limitations and or any disabilities must always be aided by at least one other responsible adult who can assist them or call Olivemead Lake’s proprietor and/or manager for help in the case of an emergency. Such guests must not be left alone given the apparent danger of the proximity of the water and falls, etc. As mentioned above, ALL anglers must be physically capable of landing, unhooking, and returning all fish species stocked at Olivemead Lake, which may be of any ‘significant’ size and weight, or have a companion with them at all times that can. Suppose any member of Olivemead Lake’s staff deems that you or a member of your party needs an ambulance or any other form of emergency service. In that case, you must comply with this decision, and refusal to do so will NOT be accepted or tolerated.
Adverse weather conditions policy: If Olivemead Lake is frozen, which is out of the proprietor’s control, then no fishing will be allowed and you and your party will NOT receive a refund for this, but you will be welcome to continue with your break in the lodge(s). We will endeavor to let you know if the lake is frozen before you arrive. Usually, our aerators keep Olivemead Lake relatively ice-free. Snowy and/or stormy conditions that affect you and/or any of your party members from attending and/or traveling to Olivemead Lake will result in you still being liable to pay for the remaining 50% balance owed for your booking and your 50% deposit will NOT be refunded or if you have paid in full then NO refunds will be given to you or your party members. In the case of unforeseen flooding at Olivemead Lake, which is out of the proprietor’s control, then no fishing will be allowed, and you and your party will NOT receive a refund for this, however, depending on the severity of the flooding, you will be welcome to continue with your break in the lodge(s) if it is safe to do so. If ANY adverse weather conditions prevent you and your party from traveling back home and you have to unavoidable stay at Olivemead Lake, then, providing the lodge you are staying in is vacant after your booking period with us is over, you will be charged 100% of the cost for that lodge that you and your party are staying in, and this will be charged for each night that you have to remain at Olivemead Lake for due to ANY adverse weather conditions, if we have to cancel somebody else’s booking due to you and your party having to stay at Olivemead Lake due to ANY adverse weather conditions then, in that case, you will be charged 125% of the cost for that lodge for each bookable period that you and your party have to remain at Olivemead Lake for as we would then have to refund the person whose booking is affected by you and your party having to stay for longer than you had initially booked for. This will all be payable by either cash or debit/credit card on the premises.
Keys: Guests are responsible for ensuring any lodge and/or any other facility keys we provide for you to use are left in the lock of the external door(s) or put back on any key hooks provided upon checking out. Any lost and/or non-returned keys will result in you having to return them immediately or pay a fine.
Financial and Payment Conditions
Deposits: A 50% deposit is required when booking unless otherwise agreed with the owners of Olivemead Lake. The full 50% deposit is payable immediately for your booking(s) to be made and confirmed, no partial deposits will be accepted. Any booking(s) cancelled through no fault of the proprietors of Olivemead Lake CANNOT be refunded.
Final Balance and any ordered ‘extras’ Payment: Any final balances must be paid immediately on your arrival at Olivemead Lake, refusal to do so will result in you and your party losing any deposit(s) paid, and you will be asked to leave Olivemead Lake immediately, Olivemead Lake will also cancel any other future booking(s) made by you and any deposit(s) paid by you for those future booking(s) will NOT be refunded. Any ‘extras’ (bait, bucket(s), and/or dustbin(s) of logs and/or £1 or £2 coins for electricity meters) ordered, whether through the website or on the premises, must be payable on the premises, no payments are taken during checkout on Olivemead Lake’s website for any ‘extras’ pre-ordered, and this is stated on the website order form when you are filling the form out before completing your booking(s).
Payment: Payment in full ultimately secures your holiday (subject to the terms and conditions specified here on this section of the website, which you and your party will have agreed to before making any booking(s), A 50% deposit at the time of booking secures your holiday and then the final balance will need to be paid immediately on your arrival at Olivemead Lake’s premises before your holiday with us can commence. Payment methods accepted by us for deposits or payments in full are specified when checking out on our website, if we are doing the booking for you through the website admin panel, whether you want to pay in full or the required 50% deposit, you will be sent a payment link to the mobile number or e-mail you have provided to us and once payment is made and received your booking will be confirmed. If you are paying your deposit(s) or if you want to pay in full on the premises, you will be asked to pay by either cash or debit/credit card, your booking will then be confirmed, and you will receive a text message stating so to the mobile number you provide to management. The final 50% balance payment methods we accept are cash or debit/credit card.
Damage and Theft
It is imperative that you or any members of your party let us know whether you have damaged or broken any property that belongs to Olivemead Lake so that we can replace or fix anything that gets damaged or broken, ready for the next guests that are checking in after you, anything that is deemed a ‘significant’ breakage or any damage that is beyond repair by any member of Olivemead Lake’s staff, then you and/or any of your party members will be liable to pay for a ‘like for like’ replacement and any other fees Olivemead Lake has to incur for fixing or replacing the damaged items that you or any of your party have caused. Under NO circumstances is theft accepted, and if you have been caught or deemed to have stolen property that belongs to Olivemead Lake, the lodges or any facilities that we provide for you and your party to use, then, we will ask for you or any of your party members to return the property immediately, failure to do so will result in us contacting the police to get any of our property returned to us immediately. You and your party will receive a lifetime ban from Olivemead Lake if you have been caught stealing and NO refunds for ANY booking(s) will be given when you and your party are asked to leave/vacate the Olivemead Lake premises.
Guest cancellation and ‘non-attendance’ policy
We will endeavor to re-sell any cancelled booking(s) by you as soon as possible, however, we will ONLY refund your deposit(s) or full payment(s) (minus a £50 administration fee per booking) once your booking(s) has been rebooked by somebody else and any monies they have paid have been recieved by Olivemead Lake, Olivemead Lake will ONLY refund your deposit(s) or full payment(s) for the number of nights somebody else has rebooked of your booking(s), (for example, if you are booked onto Olivemead Lake for 7 nights and you cancel your booking and then only 6 nights of your booking get rebooked by somebody else, you will ONLY be refunded for 6 nights, minus a £50 administration fee and you will lose the monies fully paid for that 1 night that is remaining or if you have paid a deposit of 50% then the 1 night that has not been rebooked will be duducted from the 50% deposit paid by you before a refund will be issued to recooperate any losses incured to Olivemead Lake due to your cancellation). Providing you give us ample notice, which the proprietor of Olivemead Lake will deem, we will advertise your canceled booking(s) on Olivemead Lake’s social media on a first come, first serve basis. We will attempt to contact you with the information you provide upon booking to let you know when your cancelled booking has been re-booked or partially re-booked by somebody else, if you DO NOT get back in touch with us within ONE WEEK after we have attempted to contact you with the information you provided to us when booking, with regards to a refund for your cancelled booking then you will NOT be refunded. If, for whatever reason, you do not attend Olivemead Lake for your booking and you have only paid a 50% deposit, you will be liable to pay the remaining 50% balance owed for that booking before any future bookings can commence or be accepted, any deposits or payments in full for future bookings, in this case, will also NOT be refunded. If you have paid in full and you do not turn up for your booking for whatever reason, then you will lose ALL of your monies paid to Olivemead Lake for your booking. If you have paid a 50% deposit and for whatever reason cannot make one or more nights of your booking, you will still be liable to pay the remaining 50% balance for that booking in full. If you’ve paid in full and for whatever reason you can’t make one or more nights of your booking, you will NOT receive a refund for any nights you have missed/not attended. If you have paid a 50% deposit and any other party member was going to pay the remaining 50% balance and decides not to show up or attend your booking then you will be liable to pay the remaining 50% balance owed to Olivemead Lake. All deposits are ‘non-refundable’. All refunds will be refunded at the price you paid when booking minus any fees and/or loss of earnings Olivemead Lake mentions in this Guest cancellation and ‘non-attendance’ policy above.
Coronavirus (COVID-19) Terms and Conditions
You and any party members are expected to follow and comply with any Government national and local Coronavirus guidelines.
- If any anglers/guests or household members have been told to self-isolate, have symptoms, or are ill, then they should NOT attempt to travel to Olivemead Lake.
- If any anglers/guests of a booking party appear ill upon arrival, then Olivemead Lake reserves the right to refuse entry and instruct you and your party members to leave and return home with NO refund being issued.
- If you are required to stay at home due to a local lockdown, ‘tier system,’ or any other Government instruction, you and/or any of your party members should not travel to Olivemead Lake. You will be refused entry if you do, and NO refund will be given.
If you are affected by any or all of 1-3 above, or if you are unsure of any or all of 1-3 above, please get in touch with the proprietor of Olivemead Lake as soon as possible. As mentioned in the ‘Guest cancellation and ‘non-attendance’ policy above, while we endeavor to re-sell your booking(s) to mitigate any of your losses, if ample notice, which the proprietor of Olivemead Lake deems is NOT given this will NOT be possible and you will lose any deposit(s) or full payment(s) made for any booking(s) and will be liable to pay the remaining 50% owed for your booking(s) that you could not attend due to any or all of the 1-3 above conditions and any future bookings CANNOT commence or be accepted until this is paid. In the event of any or all of the 1-3 conditions above, your booking(s) is deemed to be canceled. Any of your deposits and/or full payments are NOT refundable. If any guests become sick and Coronavirus is suspected or confirmed, then you and your entire booking group must leave Olivemead Lake, and NO refunds will be given. Please immediately notify Olivemead Lake’s proprietor or manager if any of you become ill and the Coronavirus is suspected.
Cancellation as a result of a National Lockdown, Local Lockdown, or any other Government instruction to close Olivemead Lake
If you cancel because of these circumstances and your booking(s) are more than 8 weeks away, our normal guest cancellation and ‘non-attendance’ policy will apply. If your holiday is between 6-8 weeks away and you have paid a 50% deposit then Olivemead Lake will offer you a MAXIMUM refund of 50% of that deposit paid. If you have paid in full, then Olivemead Lake will offer you a MAXIMUM refund of 50% of your total booking cost. In the event of a Local Lockdown which forces Olivemead Lake to close, then all bookings affected during this period of forced closure will be given a refund in full or credit towards a future booking. In this situation, all guests impacted are assumed they could travel and attend their booking(s) with us had we been open as normal. No additional compensation will be given for cancelling all or part of your booking(s).
Cancellation at short notice by Olivemead Lake policy
In the improbable event that Olivemead Lake is unable to operate or function ‘normally’ as a result of a severe storm, flood, or a major operational issue in our lodges or our shower room facility for Sadie’s Lodge which cannot be fixed or repaired such as a complete loss of power, water, gas, sewage or heating or a demand from the Environment Agency (EA) to close Olivemead Lake due to disease; the proprietor may then be forced into provisionally closing Olivemead Lake at short notice. If this is ever required of Olivemead Lake, then the following Terms and Conditions will apply:
- If you and your party must leave before your originally booked departure date from Olivemead Lake, you will receive a calculated refund for any remaining nights. For example, if you booked a 4-night stay with us commencing on a Monday and you are asked to depart on Tuesday at 2:00 PM, you will receive a FULL refund for Tuesday, Wednesday, and Thursday night at the price you paid per night for your booking.
- If you are yet to commence your booking with us at Olivemead Lake and would be negatively affected by the significant operational issues in our lodges or Sadie’s Lodge shower room facility, Olivemead Lake’s manager or proprietor will contact you as soon as possible to advise you of the situation and how we intend to proceed going forward. If a decision is made to cancel your booking, then you will receive a full refund for any monies paid, whether that is your 50% deposit or full payment.
Please note, NO additional compensation to 1 and/or 2 above for us cancelling part or all of your booking with us will be paid.
Cancellation by Olivemead Lake with 3 months or more notice
Suppose Olivemead Lake has to close compulsorily; then any 50% deposits or full payments paid for bookings more than 3 months away from the transmission of such a date will be refunded in full. NO compensation for cancellation by Olivemead Lake will be paid.
Guest sickness or hospitalization resulting in a delayed departure from Olivemead Lake.
Suppose you or a party member is taken ill or hospitalized while at Olivemead Lake and cannot leave, pack any possessions away, and/or return home on your due check-out date and needs to stay in the lodge unavoidably. In that case, the following conditions are implemented.
If the next guest booked into the lodge that you and your party are having to stay in while you or a member of your party is ill and has their booking canceled at very short notice due to this, then you or the member of your party that is ill or hospitalized will be charged 125% of the cost of the occupied lodge. This will apply for each booking canceled until the sick guest can depart. This will be payable via cash or debit/credit card. Suppose another guest does not book the lodge. In that case, the typical charge of 100% of the standard booking fee for that lodge will need to be paid for each booking period the lodge is occupied by you or any members of your party and will be applied until the ill guest leaves. This will be payable via cash or debit/credit card.
‘Extras’ ordered by you or any members of your party
All ‘extras’ ordered on our website or on the premises are to be paid for on the premises immediately in full upon you or any party members that ordered any ‘extras’ receiving them, the payment for any ‘extras’ will be taken separately from your remaining balance if you pre-ordered in advance when booking or if you pre-ordered any ‘extras’ by getting in touch with us before you arrive. When ordering any bait and/or logs during the checkout on our website, you will receive an e-mail showing what you have pre-ordered for your stay with us, and as stated above, payment for these, pre-ordered ‘extras’ will be payable immediately upon your arrival at Olivemead Lake. Any bait and/or bucket(s) and/or dustbin(s) of logs ordered on our website or while staying at Olivemead Lake and paid for by you or any other party members are non-refundable or exchangeable. Orders on Olivemead Lake’s premises for any bait, bucket, and/or dustbin of logs and any £1 and/or £2 coins for exchange for use in the electricity meters are to be ordered by you or any of your party members between the hours of 8:30 AM and 3:00 PM, Any member of Olivemead Lake’s staff can refuse to provide these services to you or any members of your party before or after these times specified.
Olivemead Lakes main entrance/exit gates
The main entrance/exit gates are LOCKED at 8:30 PM each night and NOT opened again until 08:00 AM the following morning. This ensures the lake electric perimeter otter fence circuit is entirely connected and running smoothly. If you or a party member require the main gates to be opened outside of the hours mentioned in this section, please don’t hesitate to contact Olivemead Lake’s manager; no one should attempt to open the main entrance/exit gates themselves.

when you or a party member catches a fish or multiple fish, we may ask you to send your pictures/videos of your capture to us via any of our social media (Facebook, Instagram, and WhatsApp) or via our mobile phone number, if you or any member of your party decides to send us any pictures taken, this will then be deemed that you have given us permission to use these pictures on our social media pages and/or on our website.
